Edificio híbrido en el Centro de Lima
Abstract
En la actualidad, el Centro Histórico de Lima se encuentra en una situación de deterioro de
las edificaciones históricas, según un estudio del Centro de Investigación, Documentación y
Asesoría Poblacional (CIDAP) los 600 inmuebles declarados monumentos históricos en el
Centro de Lima presentan una situación crítica y el 80% de ellos está en riesgo de colapsar.
La creciente demanda comercial des planificada y la falta de fiscalización de las autoridades
generan que casonas con valor histórico sean utilizadas como comercio en condiciones de
inhabitabilidad, uso de pisos superiores como almacenes o depósitos, esta situación se acentúa
debido a que existe una gran pérdida de memoria colectiva e identidad del Centro Histórico en
los habitantes de Lima.
Ello genera que las edificaciones históricas conserven la morfología en las fachadas, sin
embargo, algunos de los elementos arquitectónicos son modificados, como los vanos para el
uso comercial que se amplifican, o que la edificación llegue a un estado de abandono y
deterioro tal, que elementos como las cornisas o frisos colapsen parcial o totalmente.
Asimismo, se reformula la planimetría de la edificación frente a las necesidades de los
habitantes de las edificaciones históricas del Centro de Lima.
Entonces, el uso comercial sin fiscalización y planificación deteriora el estado de las
edificaciones históricas, exponiéndolas a riegos como colapso, incendios, deterioro de
fachadas, inseguridad pública, entre otros.
