Proyecto de vivienda – comercio en el Distrito de Punta Negra
Abstract
El presente estudio tiene por objetivo proponer el diseño de un proyecto arquitectónico
que brinde solución a la villa deportiva, satisfaciendo, igualmente, las necesidades
habitacionales, los requerimientos del sector comercial y las exigencias de actividades
recreacionales de los habitantes de la ciudad. Para ello se determinó las características físico-
espaciales de Punta Negra y en específico del área de intervención, su equipamiento y
estructura vial. El proyecto consta de 72 departamentos, distribuidos en tres torres que se
encuentran integradas a través de los núcleos de circulación, las plantas bajas (cada una en
un nivel distinto) son de uso comercial y zonas de servicios. El área techada es de 24,515.84
m2 y el área construida de 42,220.0 m2. El costo total de la construcción del complejo es de S/.
50,257,116.87 y en dólares será $14,567,280.25. El usuario del proyecto son los residentes
del distrito Punta Negra y deportistas de playa. Tanto los residentes como los deportistas de
playa estaban de acuerdo ante el desarrollo del proyecto. El 68,8% de los residentes
respondieron que era necesario que las instalaciones deportivas sean utilizadas para otros
fines (vivienda, comercio, etc.), y los deportistas indicaron como impacto positivo, el incentivo
a la práctica del deporte. A través de los expertos en arquitectura de villas olímpicas se
determinaron aspectos relevantes en los factores de planificación, de sostenibilidad técnico-
económico y ambiental, como por ejemplo la existencia de una masa crítica de clientes
potenciales, y los criterios de accesibilidad, funcionalidad y adecuación en el entorno ecológico
de las playas para garantizar la sinergia del proyecto.
